What Care/Domestic Assistance do you offer?

We understand that individual needs vary, and we are committed to providing a comprehensive range of packages tailored to meet your unique requirements. We take pride in offering a holistic approach to care that goes beyond basic assistance. Our goal is to create a supportive and nurturing environment that promotes independence and enhances the overall quality of life.
Additionally, we understand that each person’s situation is unique. Therefore, we provide a variety of packages that can be customised to include a combination of care, domestic assistance, companionship, and any other specific services you may require. Our team is dedicated to working closely with you to create a personalised plan that aligns with your preferences and needs.

Why are you rental only?

Our retirement properties are offered solely for rent. There are no stamp duty costs or legal conveyancing fees or stress associated with purchasing a property. There’s no pressure to buy, and you need only give two months’ notice should you wish to leave.

The Somerville rental model covers all the large-ticket expenses like energy costs – electricity, heating and water – and many of the rising incidental costs that go along with owning your own home e.g. window cleaning, gardening, buildings insurance, security and a whole host of other things.

We don’t charge service charges, nor do we charge exit fees. All you pay is the rent.

The rent is reviewed once annually and adjusted in line with the retail price index. Our inclusive rent makes it easier to manage your finances.

How often is the Warden on site?
Somerville will have a Warden on site 24 hours a day 7 days a week. Wardens are first aid trained and where necessary will call for medical assistance immediately. As they are already on site, they will be able to significantly shorten emergency response time, which should hopefully be resultant in a quicker recovery. All residents will have a Warden call system in their apartments with pull cords and will be handed an emergency wrist fob to wear should they want to wear one. The Warden call systems will also be situated in all the communal areas i.e. Restaurant, Lounge, Salon, Activities Room and Laundrette.
How close are the local amenities?
Somerville is situated 1 mile from the local High Street (called Uppingham Road). This contains a Bank, Post office, small supermarkets, and other general handy stores. We are also within 1 mile of the local newsagents, library, Doctors, Dentist and petrol station.
Is public transport easily accessible from Somerville?
Yes. The bus stop is just under a mile away. Bus 58 takes you directly in to the City Centre and bus 58a brings you back (approximately a 10 minute journey each way)
How do the lunches work?

Our residents are handed a menu a week in advance (with attached allergen sheets) from which they choose their selections. Ingredients are fresh, cooked and prepared daily by our on site two rosette Chef.

Residents are given opportunities to contribute to the menu each month by filling out a survey asking them what they want to see on the menu on a monthly basis

Can my friends & family join me in the restaurant for lunch?

Yes we love to have friends and family join in for lunch!

Is the restaurant open to the public?

No.  The restaurant is open to all residents and their friends and families.

 
What activities and entertainment takes place at Somerville?

The Somerville team are continuously looking for fresh and new ways to provide entertainment e.g. Movie Nights, Live Band, dinner, dancing and comedy nights. We strive to mark all occasions such as Mothers Day picnics, Fathers Day barbecues, or even simply serving pancakes on Shrove Tuesdays.  Friends and family are always welcome to join.  We encourage and welcome suggestions on entertainment from our residents!

What if I want to leave?

Should you ever wish to leave Somerville, after the first 6 months, a minimum of 60 days notice is required. There are no exit fees.

 
Do you have transport facilities?

Yes. An accessible minibus is available to take our residents on free weekly grocery shopping trips. They may use this independently or with family, friends & caregivers to accompany them! We will also provide excursions from Christmas shopping at Fosse Park to visiting picturesque villages for quaint shopping, a spot of afternoon tea and people watching!

Do the apartments have their own kitchens?
Yes. Each apartment has a fully integrated brand new kitchen allowing residents to eat in our restaurant and cook when they want to – giving them the best of both worlds and helping secure independence!

What is included in my rent?

Heating, Water, Electricity and 5 three course lunches per month

Are there any service/maintenance charges?
None whatsoever.
How often will the rent increase?

The rent is increased yearly & is capped at only 1% above inflation (RPI). There will be no other rent increases.

Are there any exit fees?

None. Just a minimum of 60 days notice is required.

What if I want to leave?
Should you ever wish to leave Somerville a minimum of 60 days notice is required.
What if I want to buy an extra lunch?

There are options to upgrade your lunch package. If you would like to spontaneously eat lunch in our restaurant, the cost of our three course meals are heavily subsidised.

Can my friends & family join me in the restaurant for lunch?

Yes friends and family can join our residents for a small charge.
