Our retirement properties are offered solely for rent. There are no stamp duty costs or legal conveyancing fees or stress associated with purchasing a property. There’s no pressure to buy, and you need only give two months’ notice should you wish to leave.
The Somerville rental model covers all the large-ticket expenses like energy costs – electricity, heating and water – and many of the rising incidental costs that go along with owning your own home e.g. window cleaning, gardening, buildings insurance, security and a whole host of other things.
We don’t charge service charges, nor do we charge exit fees. All you pay is the rent.
The rent is reviewed once annually and adjusted in line with the retail price index. Our inclusive rent makes it easier to manage your finances.
Our residents are handed a menu a week in advance (with attached allergen sheets) from which they choose their selections. Ingredients are fresh, cooked and prepared daily by our on site two rosette Chef.
Residents are given opportunities to contribute to the menu each month by filling out a survey asking them what they want to see on the menu on a monthly basis
Yes we love to have friends and family join in for lunch!
No. The restaurant is open to all residents and their friends and families.
The Somerville team are continuously looking for fresh and new ways to provide entertainment e.g. Movie Nights, Live Band, dinner, dancing and comedy nights. We strive to mark all occasions such as Mothers Day picnics, Fathers Day barbecues, or even simply serving pancakes on Shrove Tuesdays. Friends and family are always welcome to join. We encourage and welcome suggestions on entertainment from our residents!
We also arrange regular day trips out for our residents from boating trips to a day at the beach! All of the above can be seen on the Events Page
Should you ever wish to leave Somerville, after the first 6 months, a minimum of 60 days notice is required. There are no exit fees.
Yes. An accessible minibus is available to take our residents on free weekly grocery shopping trips. They may use this independently or with family, friends & caregivers to accompany them! We will also provide excursions from Christmas shopping at Fosse Park to visiting picturesque villages for quaint shopping, a spot of afternoon tea and people watching!
